It's That Time of Year Again!

Christmas TreeAs we head towards the Christmas New Year break for another year, many commercial property owners face the reality of at least a few more months’ vacancy in their property.

So how do we get things rolling again in 2013?  How do we make the property more enticing to potential tenants?  What is our strategy for the new year?

In the past and present, Raine & Horne Commercial  Newcastle have had a huge amount of success in negotiating lease deals due to the property being offered with an incentive.

Many times over, the crucial ingredient that has seen long term vacancies snapped up, has been the offering of half or full rent free periods.

In return for a reasonable lease term of not usually less than (3) years, many owners have offered their properties with the first years rent at half rate so as to end their long vacancy periods.  They have considered that the reduction of rent once averaged over the (3) year term (sometimes 5 or 7 years) is far more beneficial than the prospect of another year sitting vacant whilst they continue to pay the overheads of council rates, water rates, insurance, electricity and land tax.

So maybe it’s time you gave it a go………remember different fish bite on different bait and this may be just the thing you need to land your next big fish!
